Land Values in Virginia: What to Know

In recent market data, land in Virginia sold for a median of about $85,000, or about $24,000 per acre, across 7,916 sales in 12 months. Land spent an average of 112 days on the market.

Northern Virginia and the Richmond area cost the most. Prince William County sold at about $444,000 per acre, Stafford County at about $129,000, and Loudoun County at about $104,000. Arlington and Fairfax run above $1,000,000 per acre and are left out. Henrico County, around Richmond, sold at about $143,000. The cheapest land is in the mountains of the far southwest: about $2,100 per acre in Buchanan County, about $2,500 in Scott County and about $2,700 in Lee County.

Why small lots cost more per acre

In Virginia, the median lot under 1 acre sold for about $38,000, which works out to about $102,000 per acre. Parcels of 5 to 10 acres sold for about $85,000, or about $13,000 per acre, and tracts of 100 acres or more sold for about $600,000, only about $3,400 per acre. The big tract costs more in total but far less for each acre. Lots near Washington, Richmond and the cities of Hampton Roads sell as home sites. Large tracts in the Piedmont and the mountains sell as farm, timber or hunting land, so each extra acre adds much less.

How to estimate what your land is worth

Start with recent sales of land like yours: the same county, a similar size, and a similar use. Then adjust for what buyers check first. Legal road access, power and water at the road, how much of the parcel sits in a flood zone, and how steep or wet the ground is can each move the price a lot. In Virginia, check whether the land can pass a perc test for a septic system and whether it has legal road frontage. In the southwest, ask whether the coal, oil, or gas rights go with the land.
