Most Florida land sales are small lots in older planned subdivisions, which keeps the median sale low. Per acre prices are highest along the coasts and in the big metro areas. Martin County on the Atlantic coast is at about $739,400 per acre, Gulf County in the Panhandle at about $532,900, Palm Beach County at about $439,800, and Hillsborough County, home to Tampa, at about $388,000. Inland farm and timber counties in north Florida cost the least: Jackson County is about $8,100 per acre, and Lafayette and Madison counties are about $9,000.
Why small lots cost more per acre
Florida lots under 1 acre sold for about $112,800 per acre, with a median sale of $32,000. Parcels of 2 to 5 acres sold for about $36,200 per acre, 10 to 20 acres for $16,500, and tracts over 100 acres for about $4,100. Small lots are cheap in total but carry a high price for each acre, because the buyer gets a ready building site with a road. On a large tract, much of the land is pasture, timber or wetland, so each added acre is worth less.
