The Rotonda West Association
Membership in the Rotonda West Association (RWA) comes with every lot. The association's FAQ, written around 2021, counts about 8,000 lots, of which about 2,400 were vacant, with around 80 new homes built each year. The office is at 646 Rotonda Circle, phone 941-697-6788.
The RWA enforces the deed restrictions, mows most vacant lots about six times a year, mows canal banks and greenbelts, and handles canal maintenance. Under Section 16 of the restrictions, owners of vacant lots must remove Brazilian pepper trees and dead trees when the association asks.

County street and drainage assessment and other MSBUs

The unit's adopted budget sets the rate at $445 per ERU for FY2026, and the approved rate for FY2027 is also $445. The rate is the same for vacant and occupied property. Rotonda West is deed restricted. New home plans are approved by Cape Cave Corporation, and the RWA holds a construction deposit until the home finishes under its New Construction Clean Site Program. Any later change to the outside of a home needs a Residential Modification permit from the RWA before work starts.
Charlotte County rules apply too. On a canal lot you may build a seawall and dock before a house, with a county permit. You may not live in an RV, tent or container on a vacant lot, and you may not store items on it. On canal and golf course lots, the frontage, the seawall's condition and the flood zone all affect value.
Water, sewer and flood zones
Charlotte County Utilities serves Rotonda. The county bought the old Rotonda utility system on December 15, 2000, and runs the Rotonda Water Reclamation Facility. When a county sewer line runs past a residential lot, the county requires connection. Service and fees vary by street, so ask Utilities for an availability check on your parcel or call 941-764-4300.
Much of Rotonda West is low and close to the water, and Hurricane Milton brought 5 to 8 feet of storm surge to parts of the county in 2024. Look up your lot on the county's Forerunner flood map. In a Special Flood Hazard Area, the county requires an elevation certificate during construction.

The Charlotte County Tax Collector mails tax bills by November 1, with discounts for paying early. Taxes go delinquent on April 1. If they stay unpaid, the Tax Collector sells a tax certificate on the lot, and two years later the holder can apply for a tax deed.
