What the plat is

Indian River Park is recorded in Plat Book 2, Page 33, of the Brevard County public records. Later replats and resubdivisions, such as the Replat of Section 17, cover parts of it. Most parcels are in Township 20 South, Range 34 East, with some in Range 35 East. Your parcel ID shows this: a number that starts with 20G-34 means Township 20, Range 34.

Where there is no sewer, a home needs a septic system. DOH-Brevard takes septic permits, and its fee for a new system without a site evaluation is $510. If the lot lies in the Indian River Lagoon Protection Program area, a new system since January 1, 2024 must connect to sewer if available, or be a nitrogen-reducing system that removes at least 65 percent of the nitrogen. Check the flood zone on the FEMA Flood Map Service Center. Work in or near wetlands needs a permit from the St. Johns River Water Management District, and Brevard County Natural Resources reviews new homes for wetlands and asks for a survey of any wetland line. Gopher tortoises are protected in Florida, and moving them needs a permit from the Florida Fish and Wildlife Conservation Commission.

Taxes and back taxes

The Brevard County Tax Collector mails tax bills around November 1, with a discount of up to 4 percent for early payment. Taxes become delinquent on April 1. Vacant lots can also carry set charges, such as county stormwater fees, which show below a bold line on the tax notice.

If taxes stay unpaid, the Tax Collector sells a tax certificate on the lot at a sale that starts on or before June 1. After two years, the certificate holder can apply for a tax deed, and the Clerk sells the land online. You can redeem any time before a tax deed is issued.
