What Canaveral Groves is
The Canaveral Groves Subdivision was recorded in Survey Book 2, Page 59, in October 1961. County records describe many parcels of about one acre, along with larger tracts. Canaveral Groves Boulevard is the main road through the area.

Zoning and lot size rules
Many Canaveral Groves lots still carry GU (General Use) zoning, which the county set in 1958. When GU began, the minimum lot was 1 acre and 150 feet wide. In May 1975 the county raised the GU minimum to 5 acres, 300 feet wide and 300 feet deep. Much of the area also has a future land use of RES 1:2.5, the county's plan category for one home per 2.5 acres.
That means many one-acre lots here do not meet today's GU size rules, and some lots narrower than 150 feet never did. In a 2024 case, the county reviewed a one-acre Canaveral Groves lot that was 140 feet wide. The owner asked to rezone it to RR-1 (Rural Residential) and change the land use to RES 1. RR-1 allows a home on a lot of at least one acre, at least 125 feet wide and deep, with a minimum house size of 1,200 square feet.

Roads and access
Canaveral Groves is in unincorporated Brevard County, so section 62-102 of the county code applies. It says the county will not issue a building permit unless the lot abuts a public street that the county has accepted for maintenance. There are limited exceptions, such as some older lots with an approved access easement to a public street, and agreements that let owners build an unpaved road inside a county right-of-way at least 50 feet wide.

If the lot lies in the Indian River Lagoon Protection Program area, a new system since January 1, 2024 must connect to sewer if available, or be a nitrogen-reducing system that removes at least 65 percent of the nitrogen. Flood zones and wetlands
Check your lot on the FEMA Flood Map Service Center before you set a price. A lot in a flood zone needs extra fill or a raised floor to build, which lowers what a buyer will pay.
Work in or near wetlands needs a permit from the St. Johns River Water Management District. Brevard County Natural Resources also reviews new homes, asks for a survey of any wetland line, and requires mitigation for wetland impacts it allows. Gopher tortoises are protected in Florida, and moving them needs a permit from the Florida Fish and Wildlife Conservation Commission.
Taxes and back taxes
The Brevard County Tax Collector mails tax bills around November 1, with a discount of up to 4 percent for early payment. Taxes become delinquent on April 1. Vacant lots in unincorporated Brevard can also carry set charges such as county stormwater fees, which show below a bold line on the tax notice.
If taxes stay unpaid, the Tax Collector sells a tax certificate on the lot at a sale that starts on or before June 1. After two years, the certificate holder can apply for a tax deed, and the Clerk sells the land online. You can redeem any time before a tax deed is issued.
