Selling Land in Hartsel Ranch: What to Know

Hartsel Ranch is one of the large lot subdivisions in the middle of South Park, in Park County, Colorado. Its lots spread across the open grassland south of the town of Hartsel. Park County counts 1,597 lots, and only 54 of them have a building. Many owners bought years ago and never built.

EasyLotBuyer buys lots in Hartsel Ranch for cash. We make an offer within 24 hours, charge no fees or commissions, pay the closing costs, and can close in as few as 7 days. We also buy lots with back taxes, liens, title issues or no road access.

Where Hartsel Ranch is

Most of the subdivision lies just south and southeast of Hartsel, where US 24 meets CO 9. State parcel data puts about 1,240 of its lots in that main area. A second, smaller group of about 360 lots sits about 15 miles south of Hartsel, and some of those carry Guffey addresses (ZIP 80820). Most lots use Hartsel addresses (ZIP 80449), though many vacant lots have no street address at all.

The main area is high, open grassland at about 8,900 to 9,300 feet. The southern lots climb higher, up to about 10,000 feet in places. The subdivision was laid out in more than 100 numbered units. On your tax bill, the legal description lists the township, range and section, then Hartsel Ranch, the unit and the lot, for example Hartsel Ranch Unit 105, Lot 1234.

Lot sizes and what lots sell for

Park County lists the median Hartsel Ranch lot at 4.38 acres. In state parcel data, about half the lots are 2 to 4.5 acres, about a quarter are close to 5 acres, and most of the rest run 5.5 to 10 acres. A few larger tracts exist. Park County counts 1,543 of the 1,597 lots as vacant.

We did not find a public source that tracks sale prices for Hartsel Ranch alone, so these are ZIP and county figures. Recent market data for the Hartsel ZIP (80449) shows a median land sale of $34,250 across 390 sales, the most of any ZIP in Park County. Across the county, lots of 2 to 5 acres had a median sale of $55,000 across 277 sales, and lots of 5 to 10 acres had a median of $25,000 across 255 sales. Land took about 104 days to sell on average. Trees, views, a maintained road and an existing well permit can all raise what a lot brings.

Water and wells

There is no water system in Hartsel Ranch. A home needs a private well or a cistern with hauled water. Every new well needs a permit from the Colorado Division of Water Resources (DWR). On a parcel under 35 acres, a small exempt well is usually limited to household use inside one single-family home, with no lawn, garden or livestock watering. Lots in subdivisions approved on or after June 1, 1972 get extra review.

We did not find a subdivision-wide water augmentation plan for Hartsel Ranch in state records. Before you sell, look up your lot in DWR's Well Permit Search. A recorded permit makes a lot easier to sell, and the new owner can move it into their name with DWR's change-of-owner form. Rules change, so confirm the details for your parcel with DWR.

Camping, building and roads

Park County rules (Article V, Section 5-712, revised July 2025) let an owner camp on a vacant residential lot up to 14 days a year without a permit. A free county permit allows up to 30 days in a row, with one 30-day renewal per year, and no more than two camping units. The units must leave the lot when no permit is active.

To build a home, you need a septic permit before the building permit, and a driveway permit from Road and Bridge. On a lot under 35 acres, a shed is not allowed until a house exists or has a permit. Park County maintains only roads in the county road system, not private or non-system subdivision roads. In winter, crews plow main roads first and dead ends last, and wind can drift roads shut. We did not find an active owners' association for Hartsel Ranch. If your lot is hard to reach, we still buy it.

Property taxes

The Park County Treasurer in Fairplay bills Hartsel Ranch lots. You can pay the full year by April 30, or pay half by February 28 and half by June 15. Search your account by owner, address or schedule number on the Treasurer's page.

When taxes go unpaid, the county sells a tax lien at its online sale each fall. In 2026 the sale runs November 2 to 4, and owners who pay by October 28 at 3:00 pm stay off the list. The lien buyer does not own the land, but after a few years the lien can lead to a treasurer's deed. Our Park County back taxes page walks through each step. This is general information, not legal or tax advice.
