The owners' association and covenants

Membership in the Elkhorn Ranch Owners Association (EROA) is not optional. The covenants make every lot owner a member and say unpaid dues can become a recorded lien on the lot. The association's site lists yearly dues per lot, billed in April. Ask the association for the current amount and any balance on your lot before you sell.

The covenants set a minimum home size of 600 square feet for one story, require 25-foot setbacks from lot lines, and require plans to go to the association's architectural committee before you build. Camping, building and roads

Camping follows Park County rules (Article V, Section 5-712, revised July 2025). On a vacant residential lot you may camp up to 14 days a year without a permit. The association also points owners to county permits before they camp or build.

To build, you need a septic permit before the building permit, and a driveway permit from Road and Bridge. Park County maintains only roads in the county road system, not private or non-system subdivision roads. In winter, county crews plow main roads first and dead ends last, and high winds can drift roads shut. Power and internet vary. The association reports that CenturyLink fiber reaches parts of the subdivision.

Taxes

Your tax bill comes from the Park County Treasurer in Fairplay. Pay the full year by April 30, or in halves by February 28 and June 15. Check your balance at parkcountyco.gov.
