The big metro counties ask the most. Harris County (Houston) asks about $567,000 per acre, Travis County (Austin) about $516,000, Tarrant County (Fort Worth) about $438,000 and Dallas County about $412,000. On the coast, Nueces County (Corpus Christi) asks about $436,000. Far West Texas is the cheapest, with desert ranch land at about $800 per acre in Terrell County, about $900 in Hudspeth County and about $1,300 in Culberson County.
Why small lots cost more per acre
Texas sale prices are not public, so compare asking prices by size. The median listing under 1 acre asks about $65,000. A 5 to 10 acre parcel asks about $230,000, and a tract of 100 acres or more asks about $1,766,000. The big tract costs more in total but far less for each acre. A small lot near Houston, Dallas or Austin is priced as a home site. A big tract in the Hill Country or West Texas is priced as ranch land, so each extra acre adds much less.
How to estimate what your land is worth
Start with recent sales of land like yours: the same county, a similar size, and a similar use. Then adjust for what buyers check first. Legal road access, power and water at the road, how much of the parcel sits in a flood zone, and how steep or wet the ground is can each move the price a lot. In Texas, ask whether the mineral rights go with the land, and whether the parcel has water (a well or a water line). Because sale prices are not public, an appraiser or a local land agent can tell you what similar parcels actually sold for.
