Seven Lakes is a set of gated lake communities in western Moore County, with mail addressed to West End or Seven Lakes, ZIP 27376. It is unincorporated, so Moore County provides the local services. Many lots here were bought years ago and still carry yearly dues without a house on them.

Seven Lakes North, South and West
There are two separate associations. Seven Lakes North and Seven Lakes South share the Seven Lakes Landowners Association (SLLA), a 1,545-acre gated community with about 1,509 lot owners, seven recreational lakes, pools, stables and a clubhouse. The development began in the early 1970s, and its covenants run with the land.
Seven Lakes West has been a separate community for about 40 years, with its own Seven Lakes West Landowners Association (SLWLA). It covers about 3,000 gated acres with more than 1,700 properties on and around Lake Auman, an 800-acre lake. Lots in Seven Lakes West range from about half an acre to more than five acres. Beacon Ridge Golf Club sits inside Seven Lakes West but is privately owned and needs its own membership.
Seven Lakes HOA dues
SLLA's fee schedule, effective April 1, 2026, sets annual dues of $1,600 for a lot in Seven Lakes North or South. The amount is the same for a developed lot and an undeveloped lot. The association says dues pay for staff, roads, amenities, lake and dam upkeep, common area landscaping, gate security and events.
SLWLA sets its own dues each year. Its fiscal year starts May 1, and annual dues are due in full at the start of the year. We did not find the current Seven Lakes West amount on a public association page, so ask the office at 910-673-5314.
In both communities, dues are a lien on the lot. Under North Carolina law, an association can file a claim of lien after dues are 30 days late and can foreclose after 90 days. If you owe back dues, they are paid from the sale at closing.
Building rules and fees
Every new house needs approval from the community's architectural board before work starts. The covenants also set a minimum house size, which differs by section. In the sections we read, the minimum ranged from 1,300 to 1,800 square feet or more of heated area for a one-story house. Mobile homes, campers and tents are not allowed on lots in Seven Lakes North and South.
Building also costs more than the county permit. In Seven Lakes North and South, new construction pays a $1,200 plan review fee, a $3,500 road usage fee and a $2,000 refundable compliance deposit. In Seven Lakes West, the 2026 builder packet lists a $550 review fee, 75 cents per square foot under roof, a road usage fee of $5,000 to $7,000 by house size, and a $5,000 compliance deposit.
There are time limits once you start. The North and South covenants we read require the exterior to be finished within six or nine months, depending on the section. In Seven Lakes West, construction must start within 60 days of clearing the lot, the exterior must be finished within six months, and permit fees are forfeited if the house is not done in 12 months without approval.
Water, septic and the lakes
Seven Lakes is in the service area of Moore County Public Utilities, which supplies water. Public sewer in Moore County is limited to a few towns, so homes in Seven Lakes use septic systems. Each home needs a septic permit from the Moore County Health Department, and the covenants keep drain fields at least 75 feet from the normal water line of any lake.
Seven Lakes West also runs a mandatory septic program: systems must be inspected and pumped by a certified service on a set schedule. On a Lake Auman lot, the finished floor of a new home must be at least 530.21 feet, which is five feet above normal lake level. Docks and other structures on the lakes need association approval.
Taxes and what lots sell for
Property tax is paid to the Moore County Tax Department. Taxes are due September 1 and can be paid without penalty until January 5. If taxes stay unpaid, the county can foreclose and sell the lot at a public auction.

Recent market data for ZIP 27376 (West End and Seven Lakes) shows a median land sale of $70,000 over 65 sales, with about 126 days on the market.
