Land Values in North Carolina: What to Know
North Carolina is one of the busiest land markets in the country. In recent market data, land sold for a median of about $85,000, or about $47,000 per acre, across 25,941 sales in 12 months. Land spent an average of 146 days on the market.
The coast and the big metro areas cost the most per acre. New Hanover County (Wilmington) sold at about $803,000, Dare County on the Outer Banks at about $522,000, and Mecklenburg County (Charlotte) at about $317,000. Brunswick County, on the southern coast, had the most sales by far, 2,286, at about $214,000 per acre. Wake County (Raleigh) is left out because its median runs above $1,000,000 per acre. The cheapest land is in the farm and timber country of the northeast and the inner coastal plain: about $4,800 per acre in Gates County, about $5,900 in Martin County and about $7,700 in Bladen County.
Why small lots cost more per acre
In North Carolina, the median lot under 1 acre sold for about $70,000, which works out to about $173,000 per acre. Parcels of 5 to 10 acres sold for about $95,000, or about $14,000 per acre, and tracts of 100 acres or more sold for about $695,000, only about $4,100 per acre. The big tract costs more in total but far less for each acre. Small lots near the beaches and cities sell as home sites. Large tracts in the coastal plain or the foothills sell as farm or timber land, so each extra acre adds much less.
How to estimate what your land is worth
Start with recent sales of land like yours: the same county, a similar size, and a similar use. Then adjust for what buyers check first. Legal road access, power and water at the road, how much of the parcel sits in a flood zone, and how steep or wet the ground is can each move the price a lot. In eastern North Carolina, check the flood zone and whether the soil can take a septic system. In the mountains, check the slope and the road: a steep lot on a private gravel road is worth much less.
