Prices are highest along the southern coast. Cumberland County, around Portland, is at about $68,200 per acre, and York County at about $54,200. The midcoast follows, with Sagadahoc County at about $36,300 and Knox County at about $33,600. The big woods of the north and interior cost the least: Aroostook County is about $2,750 per acre, Somerset County about $7,600, and Penobscot County about $8,100.
Why small lots cost more per acre
Maine shows the size effect clearly. Parcels of 2 to 5 acres, 5 to 10 acres and 10 to 20 acres all sold for a median of $75,000. So the price per acre falls from $26,000 at 2 to 5 acres to about $11,500 at 5 to 10 acres and about $5,600 at 10 to 20 acres. Lots under 1 acre sold for about $148,400 per acre, and tracts over 100 acres for about $1,300. In Maine, buyers pay for a usable building site, and extra wooded acres add little to the price.
