Why small lots cost more per acre

A 100 acre tract has at least 100 times the land of a small lot but asks less than 24 times the price, so the price per acre falls as size goes up. Then adjust for road access, power and water at the road, and how much of the land sits in a flood zone. Land with no legal road access, or with a lot of wetland, often sells well below the county median.
