Land Values in Indiana: What to Know
Recent market data puts the median price of land in Indiana at about $33,600 per acre. The median sale was $75,000, across 4,450 land sales in 12 months, and land took an average of 130 days to sell.
Prices are highest around Indianapolis and the other cities. Boone County, northwest of Indianapolis, leads at about $399,600 per acre. Marion County, which is Indianapolis, is at about $167,400, Allen County, home to Fort Wayne, at about $139,000, and Hamilton County at about $108,300. The rolling hills of southern Indiana cost the least: Orange County is about $6,500 per acre and Perry County about $6,900. Vigo County, around Terre Haute, is low too at about $5,000.
Why small lots cost more per acre
Indiana lots under 1 acre sold for about $111,600 per acre, with a median sale of about $35,000. At 5 to 10 acres the figure is about $16,300, at 20 to 50 acres about $9,000, and above 100 acres about $8,200. The per acre price levels off for large tracts because most of them are cropland, which sells on its farm value. Small lots cost more per acre because the buyer is paying for a building site with a road.
How to estimate what your land is worth
Look at recent sales of land like yours in the same area, and pick parcels of a similar size. A county median is only a midpoint. Your own price moves up or down with road access, utilities at or near the land, the slope and soil, and any flood zone on the parcel. Land you cannot reach by a legal road is the hardest to sell. For farm ground, soil quality and drainage also matter.
