Land Values in Idaho: What to Know
Idaho does not make land sale prices public, so the figures on this page are asking prices of land listed for sale, not what buyers paid. In recent market data the median asking price is $249,000, or about $92,100 per acre, with 4,532 listings. Land spent an average of 106 days on the market.
Asking prices are highest around Boise and in the mountain resort areas. Ada County, home to Boise, is at about $649,800 per acre, and Boise County next door at about $247,200. Valley County, around McCall, is at about $175,100. Rural farm and timber counties ask far less: Power County is at about $10,700 per acre, Clearwater County about $11,100, and Idaho County about $16,900.
Why small lots cost more per acre
The size table for Idaho uses asking prices only. A lot under 1 acre lists for a median of $160,000, while 5 to 10 acres lists for $299,000 and 20 to 50 acres for $415,000. So a parcel with 20 times the land or more asks for less than three times the price. Small lots near towns have roads, power and buyers close by. On large rural tracts, each extra acre adds much less to the price.
How to estimate what your land is worth
The best guide is what similar parcels sold for close to yours in the last year or two. Compare land of about the same size first. Then check the things buyers ask about: a legal road or easement to the land, power and water nearby, and whether the flood map puts part of it in a flood zone. Each missing item lowers the price. Since sale prices are not public in Idaho, ask a local agent or title company what similar land actually sold for, not just what it was listed at.
