San Luis Valley Ranches is one of the largest lot subdivisions in Costilla County. It spreads across the open valley floor west of Blanca and Fort Garland, on both sides of US 160. Where San Luis Valley Ranches is

The subdivision sits in the northwest part of Costilla County, near the Alamosa County line. County parcel maps show it reaching from south of Blanca north across US 160 toward the foot of Mount Blanca. Most lots fall in the Blanca ZIP code, 81123. Alamosa is the nearest larger town for supplies.

Most of the land is flat sagebrush and grass at about 7,600 to 7,700 feet. The northern lots climb higher toward the mountains. County records list close to 10,000 parcels in the subdivision, divided into numbered units and blocks. On your tax bill or deed, the legal description usually starts with S.L.V.R., then the unit, block and lot.

Lot sizes and what lots sell for

In the county parcel map, the large majority of lots measure about 5 acres. A few owners hold two or more lots side by side, and some larger tracts exist.

We did not find a public source that tracks sale prices for San Luis Valley Ranches alone, so these are ZIP and county figures. Recent market data for ZIP 81123 (Blanca) shows a median land sale of $6,750 across 80 sales. Across Costilla County, lots of 5 to 10 acres had a median sale of $9,000 across 219 sales, and land took about 152 days to sell on average. Views, a nearby maintained road and a recorded well permit can all help a lot sell.

Water, wells and the Rio Grande basin rules

There is no water system in the Ranches. A home needs a private well or a buried cistern with hauled water. The Colorado Division of Water Resources (DWR) issues every well permit. State records list an augmentation plan for San Luis Valley Ranches, decreed by the Division 3 water court in 1974 (case W-3314). DWR notes that the plan covers in-house use only wells. That means water inside the home, with no lawn, garden or livestock watering.

The San Luis Valley also has its own groundwater rules for Water Division 3. Those rules require larger wells to replace the water they take from the river system. They do not apply to small wells that meet the state exempt well law. You can check whether your lot already has a permit with DWR's Well Permit Search. If you have a cistern instead, the county requires at least 500 gallons, buried below frost depth.

Roads, access and power

US 160 crosses the subdivision, and the lots are reached by dirt roads laid out on the plat. Many interior roads are unpaved, so check the route before a visit, especially after rain or snow. Before you build a driveway on a vacant lot, Costilla County requires a Road Access permit unless one was issued before. The current form lists a $200 fee.

The San Luis Valley Rural Electric Cooperative serves Costilla County. Most vacant lots in the Ranches have no power line, so owners use solar or ask the co-op for a line extension quote. A county minor development permit covers up to three power poles. If your lot is hard to reach or has no legal road, we still buy it.

Camping, RVs, building rules and covenants

County rules apply to every lot. Staying in an RV or tent on the same lot for more than 14 days total in any three months needs a Long-term Camping Permit. An RV may not be used as a full-time home or as storage. If you want to live in an RV while you build, the county asks for a construction permit, a well permit or cistern, and an approved septic system the RV connects to.

To build a home, you need a septic (OWTS) permit first. The current new-permit fee is $500. A home must be at least 600 square feet with a kitchen and a bathroom, and only one home is allowed per parcel. Manufactured homes must be 1976 or newer.

We did not find an active owners' association for San Luis Valley Ranches. Old deeds or plats may still carry recorded restrictions, and the county does not enforce private covenants. Rules and fees change, so call Costilla County Planning and Zoning at 719-937-7668 before you rely on them.

Property taxes

Property tax goes to the Costilla County Treasurer in San Luis. You can pay in two halves, by the last day of February and by June 15, or pay in full by April 30. Late taxes add 1 percent interest per month. Look up your bill or pay online at costillacounty.gov, or call (719) 937-7672.

If taxes stay unpaid, the county sells a tax lien on the lot at its yearly online sale. The 2026 sale starts November 3. You keep the right to redeem by paying the taxes, interest and costs until a treasurer's deed is issued. If your lot has back taxes, they can be paid from the sale at closing.

How selling your lot to us works

Send us your parcel number, or the unit, block and lot from your tax bill. We research the lot, the road access and any well permit. Within 24 hours we send a cash offer. If you accept, a title company handles the closing. We pay the closing costs, you pay no fees or commissions, and we can close in as few as 7 days. You do not need to visit the lot.

How big are the lots in San Luis Valley Ranches?

Most lots are about 5 acres. County records list close to 10,000 parcels in the subdivision.

Can I drill a well on my lot?

You need a permit from the Colorado Division of Water Resources. State records show a 1974 augmentation plan for the subdivision that covers in-house use only wells, so a well can serve the inside of one home but not a lawn or livestock. Many owners use a cistern and haul water instead.

Can I camp or park an RV on my lot?

Is there an HOA in San Luis Valley Ranches?

We did not find an active owners' association or dues. County land use rules still apply to every lot.

What is my San Luis Valley Ranches lot worth?

It depends on size, access and location. We found no public price index for the Ranches alone. Recent market data shows a median land sale of $6,750 in ZIP 81123 and $9,000 for 5 to 10 acre lots across Costilla County.

Can I sell if I owe back taxes?

Yes. We buy lots with back taxes, liens and title issues. The taxes are paid at closing, and we pay the closing costs.
