Asking prices per acre are highest in the towns of the southeast and around Anchorage. Ketchikan Gateway Borough is at about $515,800 per acre, but with only 11 listings, and Anchorage is at about $215,400. Kodiak Island follows at about $121,100. Prices fall away from the cities and the coast: the Kenai Peninsula is at about $33,400, Fairbanks North Star at about $23,400, and Southeast Fairbanks at about $11,000 per acre.

Why small lots cost more per acre

The size table for Alaska uses asking prices only. A lot under 1 acre lists for a median of $85,000, while 5 to 10 acres lists for $90,000 and 20 to 50 acres for $150,000. So many times more land asks for less than twice the price. Small lots near a town have roads, power and buyers close by. Large remote tracts often have none of these, so each extra acre adds little to the price.

How to estimate what your land is worth

The best guide is what similar parcels sold for close to yours in the last year or two. Compare land of about the same size first. Then check the things buyers ask about: a legal road or easement to the land, power and water nearby, and whether the flood map puts part of it in a flood zone. Each missing item lowers the price. In Alaska, also check if the land has year round access or can only be reached by boat, plane or snow machine.
